OPAL CLT was founded to answer a pressing need created by dramatically increasing property values and a seasonal service economy with a prevalence of low-paying jobs. Many working islanders—people who provide vital services—find it increasingly difficult to afford to live here.
Historical statistics clearly illustrate the growing affordability gap between wages and home prices in San Juan County. (Data gathered from the U.S. Census, Washington Center for Real Estate Research, Washington Dept. of Labor and Industries and the U.S. Dept. of Labor.)
- From 1970 to 2000, the average wage in San Juan County increased 300% while the average assessed value of property increased 2,000%. Housing costs have far outstripped the ability of many local wage-earners to pay for them.
- San Juan County consistently has the highest affordability gap in Washington State. The county boasts the highest real estate values but the lowest average wage. Buying a median-priced home requires an income of more than $80,000, yet the average island worker earns $22,000 a year. A household with two adults working full time, earning the average wage, cannot afford the median-priced home.
- Affordable housing remains one of Orcas Island’s top priorities. There are few, if any, affordable homes available. Consistently, more than 50 households are active applicants for OPAL housing.
