Map locationIn March 2006, OPAL purchased  7.1 acres of land located across from the medical clinic on Mt. Baker Road. The purchase succeeded after nine months of research, education and fundraising resulted in contributions from individuals of over $700,000 pledged over 3 years.

Design work on the new neighborhood commenced with a 3-day design charrette held in April 2006. Over the course of the next five months, after a number of public meetings and work sessions, OPAL adopted the following goals for the new neighborhood:

Site Design / Building Footprint layout:

  • 36 single-family detached homes, clustered
  • Maintain open space and landscape buffers between clusters
  • Pedestrian friendly -- lots of walking paths
  • Pervious road surface that minimizes dust = pervious concrete
  • Parking clustered with “green” spaces for overflow and deliveries
  • Sufficient storage—some attached and some detached
  • Community gathering space(s)
  • Adopt a fencing and structures plan for future additions

Building Design/Construction:

  • Front Porch
  • Back Porch or Mud Room
  • Distinctive Architectural Interest – vernacular preferred
  • Modular design-ready
  • Mix of building heights and unit floor levels with emphasis on aging in place
  • Increase commitment to green building beyond OPAL's current Green Building Guidelines, including solar hot water, conduits to allow potential for future PV solar, shared heat pumps(?)

The timeline for the neighborhood is as follows:

  • Summer 2007 --site work
  • Winter 2008--Phase I homes occupied
  • Summer 2008--Phase II homes occupied (10 homes)
